It can only take 30 seconds for a lasting judgement to be made, so don’t blow your chances of selling before a potential buyer has even crossed the threshold! Here’s some tips to help you sell quicker.
If you have a front garden, put some plants in, sweep up leaves and generally tidy up. Paint the front door if needed and try not to leave old kitchen appliances hanging around. Oh, if the car has seen better days, park it somewhere else.
Inside, keep things clean and tidy, including the windows, plus put clothes away properly and eliminate clutter!
Cracked titles and dripping taps are a buyer turn off, along with other overdue DIY tasks.
Got a dripping tap or a cracked tile? These will send the wrong message to potential buyers. Getting all problems fixed before you put your house on the market is a smart idea.
Use neutral colours. They help sell, by allowing potential buyers to imagine how theyíd like to decorate the place. Loud colours or styles could put them off.
Put away or hide anything which personalises your space too much. Posters, photos, objects and even cardboard cut out figures are not a good idea. Avoid anything with political, religious or sporting connections. Buying a house is an personal decision, so you need potential buyers to achieve an emotional connection with a place, by allowing them to see themselves in living there.
Keep pets under control and donít let them distract visitors. Make sure there are no lingering pet smells either.
A home isnít just a physical place, it’s somewhere where people will live. Selling the lifestyle is as important as the actual bricks and mortar.
Ensure each is well lit and use lighting to best effect. Check the bulbs before showing visitors around. Donít leave potential buyers on the dark side.
Use mirrors, mats, rugs, plants and flora to enhance and brighten up your home, but donít overdo it. Mirrors can give an impression of space, and can add a ‘Tardis’ like impression of being bigger inside to smaller rooms.
Bedrooms are not important selling point, so make sure it appeals to potential buyers by making it look bright and inviting with an uncluttered layout.
Try not to have bulky furniture in a small room. Spread it out around the house or get rid.
Redecorate and re tile if needed. Yes, you may be moving out, but the people moving in might be put off if they think thereís too much work to do.
Clear our old rubbish and sell old junk off at boot sales and e bay. Youíre selling a home, not a junk yard!
Be knowledgeable about your home and be ready to answer questions about it, i.e. when the heating was put in, wiring done, etc, etc.
Don’t be too fixed on an asking price, the value of the property is in the eye of the potential buyer, so be flexible or risk losing a sale.
